Development and Construction Experience
The Hutensky Group has a long track record of
successfully conceiving and executing a wide range of retail development
projects ranging from new construction to extensive remodels of existing
centers. Over the last 20 years, we have developed more than 50 retail
projects as an owner and developed many others as a fee developer working
for institutional owners and private investors.
The approach of our development process is more than just getting the project
built. Our development people also understand adding value to a shopping
center and continually factor in operating concerns after years of working
closely with our leasing, property management, and marketing
people.
Development and Construction Services
The Hutensky Group has the ability to manage complex construction and redevelopment projects by providing the following services in addition to traditional retail leasing, property management, and marketing:
- Strategic Planning: Complete property and market study to determine optimum development plan for property. Validate with commitments from leasing market and pro forma for net operating income and required capital investment of plan. Determine financial and operating feasibility of plan and analyze return on investment.
- Development Management: Assemble and direct the development team; community affairs liaison; trade labor relations; jurisdictional agency approvals; cost control; and project financial reporting.
- Construction Management: Coordinate and supervise the construction program during the pre-construction and construction phases. Staff and implement the construction process. Can also act as general contractor where desirable.
- Estimating: Provide estimates and value engineering for projects based on conceptual data, and prepare detailed estimates based on completed construction documents. Estimate change orders on an ongoing basis as needed.
- Scheduling: Collect data and assist in scheduling all components of each project. Computerize the schedule including cash flow needs. Provide periodic updates and evaluation of the schedule based on actual start and completion dates.
- Purchasing: Prepare a detailed procurement program and identify vendors and consultants, including long lead and hard-to-find categories. Integrate this program into the project schedule.
- Schedule of Values Analysis: Set up schedule of values for each project. Manage and update the percentage of completion as the project advances.
- Owner's Representative Services: Generate project cost analysis, schedule of values
evaluations, periodic on-site inspection, contract administration, and
expert testimony in real estate and construction matters.
