Retail Development in Urban Neighborhoods

-->
INNER CITY TRACK RECORD back

The Hutensky Group is committed to urban retail development. In all of the following cases, we have promoted the revitalization of neighborhoods, provided employment and business opportunities for local residents and attracted retail tenants that offer quality goods and services at competitive prices, helping to strengthen the neighborhoods. The Hutensky Group has demonstrated the ability to work with CDC's in low and moderate-income neighborhoods to develop retail projects under a variety of arrangements ranging from joint venture to fee basis to internal alliance. This represents only a sampling of the Hutensky Group's experience.

Harlem Pathmark
New York, New York

As part of a joint venture, we assisted in the development, construction, financing, plan feasibility analysis, and marketing for this project consisting of a supermarket-anchored retail center located on a formerly abandoned, city-owned site at the intersection of 125th Street and Third Avenue.

New Horizons Shopping Center
Bronx, New York
We are providing program management similar to the Harlem project, as well as property management and anchor and small tenant leasing. In addition, community members will be trained to assume the property management and accounting functions for this 134,000 square foot Pathmark-anchored shopping center on E. 174th Street and Vyse Street.

Dwight Place
New Haven, Connecticut

We worked with the Greater Dwight Development Corporation and The Retail Initiative to develop and finance this $13.6 million retail project anchored by Shaw's Supermarket. We were also retained to provide tenant leasing services. This project is located at the intersection of Whalley Avenue and Orchard Street.

Royal Stop & Shop
Hartford, Connecticut

Converted burned-out shell of former Royal Typewriter factory into a new 69,000 square foot supermarket. Represented first supermarket built in the City of Hartford in more than 30 years and received an award from the Real Estate Exchange as Retail Development Project of the Year in 1995. This involved coordination with the City of Hartford, State of Connecticut's Department of Environmental Protection, and the Connecticut Historical Commission, as well as close work with neighborhood groups and residents.
